Building in Cameroon
Land, architect, building permit, budget, site supervision: the six stages of a successful project.
Building in Cameroon is an ambitious project that rarely succeeds through improvisation. Here, step by step, is the method we apply with our clients — whether they live in Douala, elsewhere in Cameroon, or abroad.
1. Secure your land
Everything starts with the land: checking that the land title exists and is valid, that the plot can be built on, and that it is accessible and connected to utilities (water, electricity, roads). A common mistake is buying land before any technical check — an architect can advise you on this even before you sign.
2. Feasibility study with an architect
Before any major financial commitment, a technical, regulatory and budgetary feasibility study tells you precisely what can be built on your plot, for what budget and on what schedule. It is the stage that prevents the most unpleasant surprises later on.
3. Design and building permit
Your ideas take shape through plans approved with you, from the first sketch to the construction drawings. These plans, drawn up by an architect registered with the National Order of Architects of Cameroon, are then used to prepare the building permit application. See our dedicated guide to building permits in Cameroon for details of the procedure.
4. Choosing contractors and controlling the budget
Once the plans are approved, several contractors are put in competition to get the best value for money, without the client having to negotiate with each trade themselves. This is a stage where an architecture firm's support makes a real difference to the final budget.
5. Site supervision
The site is supervised step by step: compliance with the plans, the schedule, the budget and the quality of workmanship. Regular reports let the client follow progress, even from a distance. Our guide to site supervision in Cameroon covers this phase in detail.
6. Handover of the works
Handover marks the official end of the works: checking that the works comply with the plans and specifications, clearing any snags, then handing over the keys.
Building in Cameroon from abroad
A large share of our clients live in France, Belgium, the United States or Canada and build in Cameroon remotely. This situation calls for particular rigour: regular reports, progress photos and videos, and a single point of contact you can trust. We describe our method on the page dedicated to building from the diaspora.
Frequently asked questions
Where do you start when building in Cameroon?+
By securing the land, then with a feasibility study carried out with an architect: it determines what is technically and financially achievable before any major financial commitment.
Should you buy the land before contacting an architect?+
It is not mandatory, and it is even inadvisable for high-stakes plots: an initial technical opinion before purchase helps you avoid plots that are difficult or expensive to build on.
How long does a construction project take in Cameroon?+
It depends on the size of the project, how long the building permit takes and contractor availability. The feasibility study sets a realistic schedule specific to each project.
Can you build in Cameroon while living abroad?+
Yes, it is very common for the Cameroonian diaspora. Structured site supervision, with regular reports, gives you full visibility on the progress of the works from a distance.
What are the most common mistakes to avoid?+
Building without an ONAC-registered architect, skipping the feasibility study, choosing a contractor without competitive tendering or independent checks, or underestimating the administrative timeline for the building permit.
